<p>NEW YORK, May 16, 2012 &#8212; Madison Realty Capital (MRC), an institutionally backed commercial real estate investment firm and asset manager specializing in flexible debt and equity financing solutions for middle-market transactions throughout the United States, announced that it has purchased the note and deed of 385 Union Avenue, a 6-story, 53,000-square-foot residential rental property in Williamsburg, Brooklyn, for approximately $21.5 million. The property, located within one of New York&#8217;s fastest growing submarkets, includes 47 apartments, 24 parking spaces and a gym. The seller of the loan was a bank which had taken over the original failed lender on the project through an FDIC loss share deal. Joshua Zegen, Co-Founder and Managing Member of MRC, made the announcement.</p>
<p>&#8220;It was exciting to bring this transaction to a successful conclusion in less than 30 days. We were able to buy this transaction at a very attractive basis and well below replacement cost given the complexities of understanding all of the components and counterparties,&#8221; Mr. Zegen said. &#8220;Going forward, we expect that our vertically integrated platform, which incorporates debt, equity and development expertise, will unlock the true value of this fundamentally strong piece of real estate.&#8221;</p>
<p>The property is substantially complete and approaching full occupancy. The original owner had defaulted on its construction financing in 2009, and the property was placed in receivership after the original lender filed a foreclosure action.</p>
<p>The acquisition negotiated by Madison rescues the property from &#8220;real estate limbo&#8221; by, among other things, assuring stable ownership, providing for finishing touches on construction, and satisfying various tax and construction liens previously clouding title.</p>
<p>Madison&#8217;s management team intends to stabilize the property and enhance its value and visibility. Removing the uncertainty caused by financial distress will enable the building to fully compete in the market.</p>

			<content:encoded><![CDATA[<p>LOS ANGELES, May 16, 2012 &#8212; At the 2nd Annual Symposium for Lung-Sparing Therapies for Malignant Pleural Mesothelioma held this weekend at the Sheraton Delfina in Santa Monica, CA, international experts again re-affirmed the general consensus that radical operations which remove a patient&#8217;s lung, such as extrapleural pneumonectomy, do not have a place in the treatment of malignant pleural mesothelioma and may, in fact, do harm.</p>
<p>Dr. Robert Cameron, Director of the UCLA Mesothelioma Comprehensive Research Program and Chief of Thoracic Surgery at the West Los Angeles VA Medical Center, led the symposium. Dr. Cameron has been a leading proponent of lung-sparing pleurectomy/decortication surgical procedures for nearly 20 years.</p>
<p>The distinguished faculty at this meeting included Dr. Anne Tsao from M.D. Anderson, who presented exciting information about targeted and chemo-therapy; Dr. Raja Flores from Mt. Sinai Medical Center described his personal journey from extra pleural pneumonectomy to pleurectomy/decortication; Dr. Courtney Broaddus from the University of California, San Francisco, presented truly innovative basic biology findings; and Dr. Jim teWaterNaude from the University of Cape Town gave a stirring account of the asbestos situation in South Africa.</p>
<p>The attendees included numerous physicians, nurses, researchers, as well as mesothelioma victims and their families.</p>

<p>Chicago punk rock outfit About the Mess is set to release a split with Detroit rockers Seized Up. The two bands teamed up in early 2012 at Million Yen Studios in Chicago with engineer Jeff Dean to record four songs about Life, Love, and Partying. Entitled White City Blackouts, the album is currently available for pre-order on vinyl at <a target="_blank" href="http://store.whoarecords.net/" >http://store.whoarecords.net</a>, with a street date of June 5th. The album will be available on iTunes, Amazon, and many other digital retailers on June 5th as well. The album features two songs from each band, including About the Mess&#8217; new single &#8220;I Remember &#8217;94.&#8221;</p>

			<content:encoded><![CDATA[<p>NEW HAVEN, Conn., May 16, 2012 &#8212; In the current issue of <em>Infection Control and Hospital Epidemiology</em>, researchers Nancy L. Havill, MT, Brent A. Moore, PhD, and John M. Boyce, MD, conducted an observational study to compare the microbiological efficacy of automated &#8220;No-touch&#8221; decontamination systems: an HPV system with that of an automated UVC system (Tru-D Total Room Ultraviolet Disinfection) for room decontamination. &#8220;No touch&#8221; automated room decontamination (NTD) systems do not rely on operator proficiency to ensure adequate distribution and precise dose delivery of the disinfectant.</p>
<p>The study, &#8220;Comparison of the Microbiological Efficacy of Hydrogen Peroxide Vapor and Ultraviolet Light Processes for Room Decontamination[1],&#8221; recorded before-and-after aerobic colony counts for five high-touch sites in 15 patient rooms: the bedside rail, over-bed table, TV remote, bathroom grab bar, and toilet seat. Earlier published research indicates that frequently touched environmental surfaces can be contaminated with epidemiologically important microbes (such as <em>C. diff</em>, VRE and MRSA) that contribute to cross-transmission of patients by contaminating the hands of healthcare workers.</p>
<p>For this comparison, HPV and UVC processes were performed using <em>Clostridium difficile</em> carrier disks. Researchers concluded, &#8220;We found that both HPV and UVC decontamination reduce bacterial contamination in patient rooms &#8230; Of the two technologies, UVC decontamination was easier to use and had significantly shorter cycle times, can be administered by personnel with only limited training, and does not require monitoring by personnel during the process.&#8221; It should be noted that the numbers of spores on the carrier disk biological indicators are &#8220;much greater than would be present on surfaces in patient rooms, which presents a difficult challenge for decontamination processes.&#8221;</p>
<p>As a practical application of these results, UVC (Tru-D) should be used for disinfection of high-touch noncritical environmental surfaces, as defined by the Spaulding Classification system of disinfection methods to reduce infection risks. The Spaulding Classification cites &#8220;high-touch&#8221; surfaces as identified in this comparison: bed rails, tables, BP cuffs, computers, bedpans, sink / toilet / door handles, etc.</p>
<p>The study also noted with the Tru-D instrument that: &#8220;Once activated by a handheld device outside the room, the device emitted UVC in the 254-nm range until all sensors on the instrument reached the desired dose of reflected light (in the UVC range) and the instrument turned itself off.&#8221;</p>

<p>&#8220;We have been waiting for good news in stroke for a long time, and it remains elusive for pharmacotherapy, where there were two more pivotal trial failures during 2011, from <strong>D-Pharm</strong> and <strong>Sygnis</strong>. But devices have taken the clinical high ground, particularly in clot retrieval, where <strong>Covidien</strong>&#8216;s &#8216;Solitaire&#8217; device has produced impressive results. In fact, it would not be surprising if inclusion of such devices were to become the new standard of care, with drug or cell therapy candidates utilized either as adjuncts or in post-stroke repair,&#8221; said Harry Tracy PhD, publisher of <em><a target="_blank" href="http://www.niresearch.com/" >NeuroPerspective</a></em> (<a target="_blank" href="http://www.niresearch.com" >www.niresearch.com</a>).</p>
<p>Novel mechanisms for neuroprotection in stroke have underperformed, but there was some impressive albeit preliminary Phase II data from <strong>NoNo</strong>. <strong>Lundbeck</strong> is completing Phase III testing for DSPA. <strong>ReNeuron</strong> and <strong>SanBio</strong> continue with post-stroke repair programs using cell therapy; <strong>Pfizer</strong> is continuing with Phase II testing of a stroke recovery molecule, PF-03049423. <strong>BrainsGate</strong> and <strong>PhotoThera</strong> are in Phase III testing with their SPG stimulator and infrared laser therapies, respectively. The May issue of <em>NeuroPerspective</em> reviews these programs and their prospects.</p>

<li>Ian MacNeil, a senior project manager at Bank of Montreal, will discuss &#8220;In, At, and Away &#8211; E-Learning as a Strategic Knowledge Lever&#8221; &#8211; tools and methods the bank has used for E-Learning &#8220;in the work,&#8221; &#8220;at the work&#8221; and &#8220;away from the work.&#8221; He will provide an in-depth look at off-the-shelf, configured and customized solutions for business E-Learning.</li>

<p>The symposium is hosted by the E-Learning Council and the Texas Department of Information Resources. <p>The council will also hold an E-Learning Council Manager&#8217;s Roundtable later in the summer, and another E-Learning Symposium is planned for the fall in Houston.</p>
