Fractional Vacation Home Guide Launched
BURLINGTON, Vt., March 7, 2005 -- The new website
http://www.LuxuryFractionalGuide.com is a comprehensive
resource for consumers interested in understanding
fractional ownership and locating fractional vacation
properties. Consumers can read articles on how to shop for a
fractional property and get their questions personally
answered. The site provides detailed information on over 170
properties worldwide, including Private Residence Clubs and
other high-end developments. It also has listings for
fractional jet and yacht programs.
Despite the rapid increase in fractional real estate
developments (over 100 have been started since 1999), it has
been difficult for consumers to locate these specialized
properties - real estate brokers rarely provide listings and
online searches produce only a handful of results. Luxury
Fractional Guide (LFG) provides a much-needed service,
offering a central location where people can find virtually
all fractional properties.
The property listings may be sorted by category (Golf, Ski,
Water and Metropolitan) and by region (U.S. East, U.S. West,
Canada, Mexico, Islands and Overseas). Each listing includes
information about the type of fraction offered, pricing and
amenities, as well as specific details about the golf, ski
or waterfront facilities offered. There is also a live link
to each property's own website so consumers can do further
research on their own.
The site is the brainchild of Sherman Potvin, a fractional
consultant who has been involved in the fractional industry
since its start in the early '90s. "Fractional ownership
makes a lot of sense for a lot of people," says Potvin, "But
it is still a relatively new concept, and people are in need
of reliable information. The goal of LFG is to empower
consumers, enabling them to locate properties, ask
intelligent questions and make informed decisions."
Fractional ownership allows people to purchase a deeded
share of a vacation residence in a prime location. They get
the amount of time they desire (usually 4 to 12 weeks a
year), without the hassles of cleaning and upkeep that a
second home requires. The residences provide the amenities
of a vacation home - such as fully equipped kitchens, roomy
closets and sports equipment storage - combined with the
benefits of a hotel, such as restaurants, fitness
facilities, concierge and housekeeping services. Depending
on the design of the property, residences may be hotel
suites, cottages, townhouses or single-family homes. Prices
range from $40,000 to more than $1 million, depending on the
location, number of weeks, number of bedrooms and level of
luxury.
Fractional real estate is one of the fastest-growing
segments of the real estate industry. According to Ragatz
Associates, a leading market researcher in the leisure
travel industry, fractional sales topped $500 million in
2003 - up 40% from 2002.
